This Privacy Policy explains how Concierge Processing ("we," "us," or "our") collects, uses, and protects your Nonpublic Personal Information (NPI). We are committed to maintaining the "Vault" of security for every file we handle.

As a mortgage processing service, we collect sensitive financial and personal data required to secure a mortgage loan. This includes:

• Identifiers: Name, address, Social Security Number, and government-issued IDs.
• Financial Data: Tax returns, W-2s, bank statements, and pay stubs.
• Credit Information: Credit reports and history obtained from credit bureaus.
• Property Data: Information regarding the subject property and insurance.

We use this data strictly for Mortgage Processing Services:

• To verify borrower eligibility and prepare loan packages for underwriting.
• To communicate with Mortgage Brokers, Wholesale Lenders, and Title Companies.
• To ensure compliance with federal and state lending regulations.

Under the federal Gramm-Leach-Bliley Act (GLBA), we do not sell your personal information. We only share data with authorized third parties necessary to complete your transaction, such as:

• The originating Mortgage Broker.
• The funding Wholesale Lender.
• Appraisal, Title, and Escrow companies.
• Regulatory agencies as required by law.

As a resident of Florida, you have specific rights under the Florida Digital Bill of Rights (FDBR):

• Right to Know: You may request confirmation of whether we are processing your personal data.
• Right to Correct: You may request that we fix inaccuracies in your data.

• Right to Opt-Out: You have the right to opt-out of the "sale" of your data. Note: Concierge Processing does notsell consumer data.

• Right to Limit Use of Sensitive PI: You may request that we limit the use of your sensitive personal information (like your SSN) to only what is necessary to perform the processing service.
• Right to Non-Discrimination: We will not deny services or change rates if you exercise your privacy rights.
• Authorized Agents: You may designate an authorized agent to make a request on your behalf.

We implement rigorous administrative, technical, and physical safeguards:

• Encryption: All data is encrypted in transit and at rest.
• Access Control: Access to your NPI is strictly limited to authorized personnel involved in your specific loan file.
• Destruction: Documents are retained only as long as required by law and are destroyed using secure methods once that period expires.
